What are home measurement services?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a floorplan service, an appraiser measures your home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like closets, patios, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total square footage and the overall layout of the home. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services needed?

Property tax records frequently reflect incorrect square footage because the values can come from many sources, and occasionally go unproven — which means you may be paying for more square footage than you have!
